Milestone Developments Inc.is proposing to renovate the existing 10 storey building and add a 14 storey addition plus a 2 storey parking garage.

Zoning bylaw changes requested include:

  • rezoning the lands to residential mixed-use (RMU-81)
  • reducing building setbacks from the lot line as follows
    • in the front yard 5.0 m to 4.0 m (to facilitate additional road widening on King St. N.)
    • in the side yard 3.0 m to 1.0 m(south lot line –for parking structure)
    • in the rear yard 5.0 m to 1.4 m for exit stairs
    • in the rear yard 5.0 m to 2.0 m for parking access ramp
    • in the rear yard 5.0 m to 3.0 m for parking structure
  • reducing the landscape open requirement from 30% to 25%
  • reducing the parking from 111 spaces (0.9 per unit) to 93 spaces (0.756 per unit)
  • increasing the maximum horizontal tower dimension from 40 m to 46.15 m
  • reducing the tower separation requirements on the rear lot line from 11 m to 8 m and on the side lot line from 6 m to 4.8 m
