Application to amend zoning for 319, 337 and 343 Woolwich St (Z-18-14)

Changes to the zoning bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

John Perks and Stelica Avram are proposing the development of 8 single detached lots (formerly 10 lots) and 16 townhouse units (formerly 22 units).

Zoning bylaw changes requested include:

  • rezoning the land from ‘zone change application’ (ZC) to conservation (OS3) – open space lands, residential four (R4) – single detached lots, residential eight (R8) with site specific provisions – townhouses

The following changes to the R8 zone include:

  • reducing the distance to the interior lot line to 5.4 m on the west side and the distance to the rear yard lot line to 1.8 m on the southside for the conservation (OS3) zone when 7.5 m is required
  • reducing the distance to the interior lot line to 2.0 m on the east side and 1.8 m on the north side for lands zoned residential four (R4) when 7.5 m is required
  • reducing the distance to 333 Woolwich Street to 4.8 m when 7.5 m is required
  • reducing the distance to a common element road or Private Road to 3.8 m when 6 m is required
  • allowing one townhouse building with seven units when a maximum of six units is allowed
