Proposed Development
This application proposes to reduce the front yard setback from 2.25 metres to approximately 1.6 metres and to reduce the east side yard setback of a two-storey building from 2.0 metres to approximately 1.4 metres.
The zoning of these lands were changed in 2021 (https://www.engagewr.ca/142-snyders-road-w-zca-042..) allowing redevelopment of the subject lands with 18 units in the form of single-detached, semi-detached, townhome and apartment dwellings. The previously approved application also reduced the west side yard setback to 1.2 metres and the rear yard setback to 2.3 metres.
The current concept currently being reviewed by staff is for a total of 14 units. The current concept proposal requires a reduction to the east side yard and front yard setbacks. All other aspects of the development comply with the property's current zoning.
