Application to amend Zoning for 137 & 141 Woolwich Street

Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Opulence Homes is proposing to build new two townhouse buildings at 137 and 141 Woolwich Street consisting of 11 dwelling units with frontage along Exmoor Street.

Zoning bylaw changes requested include:

• reducing minimum side yard to 1.7 metres
• increasing the maximum lot coverage to 50%
• exempting townhouse buildings from the required visitor parking

Other amendments identified by staff include:

• reducing the minimum landscaped open space to 27% for a freehold townhouse
• allow a retaining wall greater 0.6m above grade not to be deemed part of the building
• exemption from the cluster development regulations.
