Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they must submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
Dumart Development Consulting is proposing to build two residential buildings at 14 Roosevelt Ave in the form of two stacked townhouse buildings with 24 residential units, 20 parking spaces and 24 secured bicycle spaces.
Zoning bylaw changes requested include:
- change the zoning from Residential One (R1) to Residential Eight (R8)
- permit a minimum rear yard setback of 6.9 m from the required 7.5 m
- permit a front yard setback of 5.8 m from the required 6.0 m
- permit an interior lot line setback of 3.1 m from the required 7.5 m for Cluster Developments
- permit a minimum parking ratio of 0.75 spaces per dwelling unit from the required 0.9 spaces
- reduce the required visitor parking rate from 0.1 spaces per unit to 0.083 visitor parking spaces per unit
