Application to amend zoning for 143 Columbia St W
A revised application for this project has been submitted to the City, and is scheduled for the June 22, 2026 Council Meeting.
143 Columbia Inc. is proposing to redevelop 143 Columbia Street West with two mixed-use buildings (28 and 27 storeys) and one 26 storey residential building. To facilitate this development proposal, the applicant is proposing changes to the Zoning By-law.
Zoning bylaw changes requested include:
- replacing the Northdale holding (H) symbol for the subject property with a site-specific holding (h) symbol related to water servicing capacity
- reducing the minimum required podium height from 10.0 m to 5.5 m for the southmost building
- increasing the maximum required podium height from 20.0 m to 21.0 m
- increasing the maximum building height from 82.5 m to 83.5 m
- increasing the maximum residential density from 750 bedrooms per hectare to 900 bedrooms per hectare
- reduce the minimum rear yard setback 7.5 m to 4.3 m
- reducing the minimum required tower separation distance from an interior lot line from 11.0 m to 8.3 m
- reducing the minimum tower stepback above the podium from 3.0 m to 0.0 m on the east and west sides of the proposed towers
- reducing the minimum required bicycling parking from 0.5 spaces per dwelling unit to 0.25 spaces per dwelling unit
- permit geothermal wells
