Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means the owner must submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Southside Construction Management Limited is proposing to build two new buildings at 153 Union St E. Building A is proposed to be 11 storeys with 321 sqm of commercial area and Building B is proposed to be 12 storeys.

Zoning bylaw changes requested include:

  • Rezone the lands from holding Mixed-Use Neighbourhood Commercial ((H)C2-40) to Mixed Use Community Commercial (C1-40)

  • Permit a reduced side yard setback for the exposed underground parking garage of 0.95m
  • Permit a reduced tower separation of 5m for Building B and 0.95m for Building A
  • Permit a maximum horizontal tower dimension of 51m for Building A
  • Permit a maximum tower footprint of 1,200 sq.m for Building A
  • Require a minimum of 320 sqm of commercial building floor area on the lands
