Application to amend the Official Plan and Zoning By-law for 200 Weber St N (OPA 63, Z-25-05)
Changes to the Official Plan and the Zoning Bylaw for this location are required before a building permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
Uniweber Properties Inc. is proposing to build a two-storey retail commercial building with a grocery store on the first floor and offices on the second floor. The building will have a total floor area of 4,358 square m. The proposed development also includes 114 parking spaces and 15 bicycle parking spaces, with two driveways along Weber Street North.
Official plan changes include:

Zoning bylaw changes include:
- permitting a food store
- reducing the parking rate from 4.0 parking spaces per 100 sq. m of building floor area (175 spaces) to 2.4 parking spaces per 100 sq. of building floor area (105 spaces)
Other amendments may be added through review of the policy and zoning framework.
