Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

The applicant is proposing to rezone the lands from Business Employment One (E1-27) to Flexible Industrial (E3-27) and implement a holding provision on the lands for specific uses. Through the Phase 1 update to the City's Official Plan (OPA 58) which came into effect in December 2025, the property was re-designated from Business Employment to Flexible Industrial so the applicant is looking to align the zoning with the new Official Plan designation.

Zoning bylaw changes requested include:

  • rezone from Business Employment One (E1-27) to Flexible Industrial (E3-27)
  • apply holding provision (H) to the lands for specific uses to require a land use compatibility study if proposed.
  • permit 'Office' as an ancillary use to a maximum of 25% of the building floor area
  • continue to permit 'Light' Industrial Assembly, Manufacturing, and Processing as currently permitted in the E1 zone
