Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
Witzel Dyce Engineering and Creative Beginnings Early Learning & Care are proposing a new Child Care Centre within the existing employment building at 2415 University Ave E. The proposed development includes the Child Care center occupying 35% of the building floor area, on the first and second floor, and an outdoor play area.
Zoning bylaw changes requested include:
- A holding removal to permit a Child Care Centre
- Allowing an ancillary use to occupy 35% of the building floor area
- Allowing an ancillary use to be on the second floor of a building

Unit Floor Area: 956 sqm (35% of building footprint area)
Unit Location: Along the front building facade, on the first and second floor
Parking: 98 Spaces (existing)
Bicycle parking: 7 Spaces (existing)
