Changes to the Official Plan and the Zoning Bylaw for this location are required before the Applicant can proceed with site plan control and receive a building permit. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Proposed Development:

Lester Sunview Development Inc. is proposing to build new 13 storey residential buildings at 249-253 Sunview Street. The proposed building will contain a total of 131 residential units containing 131 bedrooms.

Official plan changes requested include a specific provision to permit a maximum height of 13 storeys, whereas 12 storeys is permitted.

    • Tower separation - proposing a setback of 9.5 metres to the southerly interior lot line
    • Landscaped Open Space - proposing a total of 29.3%
