Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Dennis Home Corp. is proposing to build new townhouse buildings at 273 and 275 Sunview Street. The plan includes 4 residential townhouse buildings, with 18 dwelling units, 3 vehicle parking spaces and 18 bicycle parking spaces.

Zoning bylaw changes requested include:

  • lift the Holding symbol to facilitate the development
  • reducing the minimum first storey height for the residential building to 2.7m
  • exemption from the cluster development regulations.

This application is intended to proceed through delegated authority pursuant to City of Waterloo By-law No. 2023-073, which provides the City’s Director of Planning decision making authority for zoning amendments that are deemed to be minor in nature. A public meeting will not be held unless the Director of Planning refers this application to Council.
