Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies before anything can be built.

324 King Waterloo Inc. is proposing to build a new mixed-use building at 324-330 King Street North and 329-331 Regina Street North. The plan includes a 25-storey building containing 226 residential units, 261 bedrooms and a commercial unit along Regina Street North.

Zoning bylaw changes requested include:

  • reducing the minimum required landscaped open space from 30% to 21%
  • reducing the minimum tower separation for an interior lot line from 11 m to 9.5 m
  • reducing the minimum tower stepback above the podium from 3 m to 1.5 m for 40% of the front building façade
  • to permit structured parking in the podium along the King Street North façade (Section 7.10.10 of the Zoning By-law)

This application is intended to proceed through delegated authority pursuant to City of Waterloo By-law No. 2023-073, which provides the City’s Director of Planning decision making authority for zoning amendments that are deemed to be minor in nature. A public meeting will not be held unless the Director of Planning refers this application to Council.
