Application to amend Official Plan and Zoning Bylaw for 359 to 369 Erb St W

Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

2296342 Ontario Inc. (Savic Homes) is proposing to build a 8-storey apartment building at 359-369 Erb Street West containing 224 residential dwelling units and 3,837 square metres of amenity space.

Official plan changes requested include creating a new Area Specific Policy to allow:

  • maximum building height of 8 storeys.
  • establish a minimum 10% of the total units as affordable housing.

Zoning bylaw changes requested include:

  • establish Erb Street West as the front lot line
  • reducing the low rise residential lot line setback to 11.5 m and 15 m, for the 6 storey portions of the building
  • increasing the maximum building height to 27 m and 8 storeys
  • increasing the maximum density to 500 bedrooms per hectare
  • reducing the minimum setback for structured parking structure from the rear lot line to 1 m
  • reducing the landscaped open space to 15.5%
  • reducing the landscaped buffer width to a minimum average of 1.0m for a portion of the buffer.
  • minimum building height for accessory buildings and structures shall not apply
  • A mezzanine may contain enclosed spaces that shall not exceed 50% of the floor area
  • allowing all RMU-20 Zone regulations to apply across the entire property
  • allowing a minimum 22 units as affordable dwelling units for a period of 25 years
