Application to amend Official Plan and Zoning Bylaw for 359 to 369 Erb St W

Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
2296342 Ontario Inc. (Savic Homes) is proposing to build a 8-storey apartment building at 359-369 Erb Street West containing 224 residential dwelling units and 3,837 square metres of amenity space.
Official plan changes requested include creating a new Specific Provision Area to allow:
- maximum building height of 8 storeys and a maximum density of 500 bedrooms per hectare.
- establish a minimum 10% of the total units as affordable housing.
Zoning bylaw changes requested include:
- reducing the low rise residential lot line setback to 11.5 m and 15 m for specific portions of the property
- increasing the building height to 27 m and 8 storeys
- increasing the maximum density to 500 bedrooms per hectare
- allowing a minimum 22 units as affordable dwelling units for a prescribed period of years
- establishing Erb St W as the front lot line
- reducing the minimum parking rate to 0.9 spaces/dwelling unit
- reducing the minimum setback for structured parking structure from the rear lot line to 1 m
- reducing the landscaped open space to 26%
- minimum building height for accessory buildings and structures shall not apply
- modifying the stacked bicycle parking dimensions
- reducing the low rise residential area landscaped buffer
- allowing all regulations for the RMU-20 Zone apply across the entire property
