36 Westhill Drive (OPA 71 & Z-25-22)
Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
BlackDoor Development Company is proposing to build tow new apartment buildings at 36 Westhill Drive.
Official plan changes include creating a new Specific Provision Area (SPA) with the following:
- increase the maximum building height to 6 storeys and 8 storeys for one building.
- increase the maximum density to 278 bedrooms/hectare.
Zoning bylaw changes requested include:
- change the zoning from Future Determination (FD) to Residential Mixed-Use 20 (RMU-20)
- increase the building height to 8 storeys for one building.
- reducing the minimum landscaped open space from 30% to 20.7%
- reducing the low rise residential lot line setback to 5.4m from the southerly lot line and 4.15m from the rear lot line to the parking structure.
- reduce the residential parking rate from 1.25 spaces/unit (residential) to 0.91 spaces/unit
- Exemption from the tower and podium regulations
