Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

388 Phillip Inc and The Planning Partnership are proposing to amend the City’s Official Plan and Zoning By-law to permit a food store as an ancillary use, and to permit all ancillary uses to occupy up to 8,000 square metres of building floor area.

  • To permit a food store as a complementary use
  • To permit ancillary uses to occupy a floor area of 3175 Sq.m or 26% of the building floor area.
  • To permit a proposed new geothermal connection from 388 Phillip St, to the existing vertical geothermal system at the Hub, at 130 Columbia St W. This proposal is an extension of the existing closed loop vertical system on the neighbouring property, and does not include a new vertical well on the subject lands.
