Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

The Regional Municipality of Waterloo is proposing to develop a new 6 storey mixed-income apartment buildings at 41 Westhill Street. The Region of Waterloo will not construct, own or manage the ultimate development on this site, but intends to issue a future Request for Proposal (RFP) for an industry partner to develop the site requiring 30% of the units as affordable housing.

Zoning Bylaw changes requested include:

  • reducing the minimum rear yard setback from 7.5 metres to 5.0 metres
  • reducing the required vehicular parking (residential) from 0.9 spaces/unit to 0.75 spaces/unit
