Application for 91-97 Milford Ave: Plan of Subdivision, Common Element Condominium and Standard Condominium with Part Lot Control

A.J. Clarke & Associates Ltd has proceeded through site plan control to facilitate the development of 44 new dwelling units leading to a total net density of 54 units per hectare across the entire plan of subdivision, along with a total of 114 surface parking spaces. The existing townhouses will remain rental tenure. This application makes it possible to have the newly built residences be condominiums and the existing rental units to remain as rentals and will help define the lots and how common elements are allocated within the subdivision.

Draft Plan of Subdivision:

A.J. Clarke & Associates Ltd is proposing to create a 1 block plan of subdivision which includes the existing townhouses in addition to those newly constructed. This is required to facilitate the Common Element Condominium and Part Lot Control.

Common Element Condominium:

This application will apply to all lands except the Parcels of Tied Land associated with the existing row townhouses and the new constructed stacked townhouse structure and includes for example parking or accesses.

Part Lot Control:

This application will facilitate the creation of 5 parcels reflecting the townhouse blocks within the Common Element Condominium.

Standard Condominium:

This application will be within the Parcels of Tied Land and will incorporate the newly constructed stacked townhouses to incorporate future units of the building.
