Proposed Development

This application proposes the following:

  1. To recognize the reconfigured lot area and frontage of PIN 221870105 from 0.49ha and 53.6m to approximately 1.39ha and 128.1m respectively.
  2. To recognize the reconfigured lot area and frontage of PIN 221870115 from 1.97ha and 142m to approximately 1.07ha and 67.6m respectively.
  3. To increase the maximum area of an "additional dwelling unit - detached" from 75% of the lot coverage of the main dwelling to approximately 79%
  4. To allow an "additional dwelling unit - detached" to be located in the front yard
  5. To allow an "additional dwelling unit - detached" to be 2-storey

This application is related to Consent Applications B-04/25 and B-05/25.

As of June 6, 2024, Provincial Bill 185 became law. Bill 185 removed appeal rights, specifically the rights of neighbours, individuals, companies, and ratepayer groups. This implies that the only option for neighbours to make their case about a development proposal is before the Committee of Adjustment.

In accordance with Sections 34(19) of the Planning Act, an appeal may only be filed by the applicant, the registered owner, Minister of Municipal Affairs and Housing, or a specified person or public body that has interest in the matter.
