Generation Park - 928, 960, 980 Erb Street W, 975 Columbia Street W, and 100 Wilmot Line (Z-25-08)

Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus delegated staff authority before anything can be built.
The City of Waterloo Economic Development is requesting to amend the site-specific zoning for Generation Park to reduce the minimum required parking rate and to permit shared access and parking between blocks. No building or construction is proposed as part of this application.
Zoning Bylaw changes requested are as follows.
- For a Single Occupancy Building:
- reduce the minimum required parking for the first 1,000 square metres of building floor area to 1.5 parking spaces per 100 square metres of building floor area from 2.5 parking spaces per 100 square metres of building floor area
- reduce the minimum required parking for additional building floor area over 1,000 square metres but less than 5,000 square metres to 0.75 parking spaces per 100 square metres of building floor area from 1.0 parking spaces per 100 square metres of building floor area
- reduce the minimum required parking for additional building floor area greater than 5,000 square metres to 0.5 parking spaces per 100 square metres of building floor area from 0.75 parking spaces per 100 square metres of building floor area
- For an Industrial Mall:
- reduce the minimum parking to 1.5 parking spaces per 100 square metres of building floor area from 2.5 parking spaces per 100 square metres of buiding floor area.
- Permit that blocks 4, 5, 6, 7 and 11 be deemed as one lot for the purposes of calculating building floor area, landscaped open space, parking, setbacks, and to facilitate shared access and shared parking
- Permit parking spaces to be located in the front yard, side yard, and rear yard abutting a common element road with the exception of Platinum Drive
