Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Silver Lake Developments Inc is proposing to build new residential and mixed use buildings at 6 Merchant and 2 & 8 Father David Bauer Drive. The plan includes 1 residential building (18 storeys) and 1 mixed use building with 2 towers (31 storeys each tower).

Official plan changes requested include:

  • redesignate the lands from “Commercial, Mixed Use Office” to “Mixed Use- High Density Residential”
  • modify existing SPA 17 and SPA 18 to permit increased building heights and densities.
  • increase the tower height to 31 storeys

The applicant is proposing to amend the City’s Zoning By-law No. 2018-050 by rezoning the lands from “Mixed Use Office (C4-40)” to Residential Mixed-Use (RMU-81)” in addition to the following:

  • remove the holding prefix
  • increase density to 425 units per hectare
  • increase the maximum retail area from 1,394 sqm to 2,365 sqm
  • maximum tower dimension of 47m for Stage 4
  • maximum building height of 31 stories (115m) for Stage 4
