Harper Dell & Associates on behalf of 786 Group Inc. (Muhammad Arslan) has submitted a Temporary Zoning By-law Application for the property described as Part of Lot 115, German Company Tract, Township of Woolwich, Regional Municipality of Waterloo and located at 265 Woolwich Street South in Breslau.

The 3.4 ha (8.5 acre) property is currently vacant and zoned Agricultural in Zoning By-law 26-2024. The property is located in an area that can be generalized as being a mix of industrial, agricultural and vacant lands. The easterly portion of the subject lands is a woodlot/environmental lands. The applicant is not proposing any development of the environmentally sensitive lands. The westerly portion of the lands that have frontage onto Woolwich Street South are vacant and generally cleared of vegetation. See Aerial Photo.

The applicant is proposing a site-specific temporary Zoning By-law Amendment to permit a truck transport terminal on the lands (see Location Map).The development application does not require an Official Plan Amendment as a temporary Zoning By-law Amendment is exempt as per Section 19.12 in the Township Official Plan. It is noted that these lands are located within the proposed future Breslau Secondary Plan.
