Patterson Planning Consultants Inc. has submitted a Zoning By-law Application for the property at 1217 – 1221 Lobsinger Line, Township of Woolwich. The subject lands are located on the north side of Lobsinger Line west of the King Street North (Wagner’s Corner) intersection. The property is adjacent to a row agricultural zoned parcels primarily used for residential purposes. To the east and south are agricultural lands containing farming operations.
The 1-hectare property is rectangular in shape, with approximately 50 metres of frontage on Lobsinger Line. The property currently contains a single detached dwelling, a vacant restaurant and associated outbuildings. The property is served by on-site well and private wastewater system. The property is designated Protected Countryside / Prime Agricultural Area and zoned Agricultural A with site specific provisions in Section 16.17 permitting a restaurant and accessory uses on the property.
The applicant is proposing to amend the site specific zoning provisions with the addition of an Agricultural-Related Use for products supporting maple syrup production, apiculture, canning and preserves being added to the property to facilitate the construction of a new 1,031 square metre warehouse/retail facility and associated parking area with 14 parking spaces. Development of the new facility will be addressed through a future site plan application which may require further studies.
The applicant is also proposing to construct a new single detached dwelling, detached accessory dwelling unit and small barn, which will accommodate horses for personal use and transportation, to the rear of the property. The proposed new dwelling and new detached accessory dwelling unit will require a reduction to the required minimum distance separation setback to the neighbouring livestock facilities at 1125 Lobsinger Line, from 263 metres to approximately 240 metres.
The existing dwelling and restaurant building are proposed to be demolished.
